Step 2:  Location, Location, Location.

Let's be very clear here.


Location is important. Very important.

You don't want to be far from the parks and waste precious vacation time each day coming and going.

On the other hand there is much more to location than simple distance. Some of the developments are not aging well. Some are downright ugly.

Step 3:  The Villas

Our villas are regular family ["detached"] houses. Less than two years old, spotlessly clean and furnished to a high standard.

All villas have a private in-ground pool just for you.
Many have an attached spa [hot tub]

We select villas for our "fleet" with south facing pools. In fact, we try to select groups of villas to be interchangeable. Then, if something unforeseen were to happen, we are able to substitute another villa having the same features and amenities.

That's a great comfort.

Fully equipped:

Fully furnished, fully equipped with a full-sized kitchen, full-sized washer dryer and every knife, fork, spoon, pot, pan, towel and linen you are likely to need. Even pool toys.

Step 4:  What size of villa do you need?

Remember, we rent by the house not by the number of people in the party.

We have 3, 4, 5 and 6 bedroom homes.

4 bedroom homes are the "standard" and are the most common and best value for money.

Most villas also has a queen sized sleep sofa.

3, 4 & most 5 bedroom villas are one level ranch style.

Some 5 and all 6 bedroom homes use a two level floor plan. Guests with mobility issues - please tell us when requesting an offer.

Step 5:  What time is best for you?

You probably have a time in mind – but if you are still in the planning stage and have some flexibility you might want to consider the following:

• Weather. Generally always wonderful, still some times suit some people better than others. Click here for a glimpse at our annual weather pattern.
  
• Crowds. Most people will be visiting the parks and by clicking here you can see how busy the parks will be for certain times of the year.
  
• Rates. Our rental strategies are a little different to our competitors.
  
  We are pretty much full year round so our season variations in rental rates ["surcharges"] are smaller than the others. Still, there are seasonal price differences to consider. More on that a little later.

Check-in and check-out times

• Check-in time is after 4.00 pm on the first day.
• Check-out is before 10.00 am on the last day.

Why these times?

We are nearly always full. [We must be doing something right!]

Most likely your villa will be enjoyed by other guests before and after your visit.

So our hard working professional cleaning, maintenance and inspection teams will have from 10.00 am to 4.00 pm to make your villa new again.

Step 6:  How much is it going to cost?

- A guide to our rental rates

Families can pay as low as $12.00 per person per night.

Four things affect the price you will be offered:

1. how many nights
2. time of year [seasonal prices]
3. number of bedrooms, and
4. how many villas are left.
   [our vacancy rate]

[remember we rent by the house not the number of people in the party]

1. The number of nights:

Longer stays cost less per day than short stays.

The best value is a stay of 7 days or longer.

We assess a modest "short stay surcharge" for shorter stays. Read why and see examples by clicking here

2. Number of bedrooms:

We have 3, 4, 5 and 6 bedroom villa homes.

As you would expect villas with more bedrooms cost more.

6 bedroom villas cost a little more proportionately than 5 bedroom homes because they have so much more living space and are usually of a two story design.

3. Time of year.

For 2007 through 2008, the seasons are:

We add a small seasonal surcharge for the more popular times.

We may have the lowest season surcharges in the business!

At some point you may be wondering - WHY?

Why are our rates so low? - especially the peak times.

Here's why.

Our surcharges are lower than many of our competitors because we keep full year round and don't have to make a year's worth of money in the peak season.

Better for us and better for you.

Not good for the competition. [But, we will just have to live with that!]

4. How many villas are left.
[our vacancy rate]

We are growing all the time.

Prices are adjusted slightly [up and down] depending on how full we are. We aim to have our villas full all the time.

When you request an offer, our reservation system will automatically take into account the number of days, the season, the size of the villa, our vacancy rate, and any applicable special offers.

That's why it's important to book early.

Chances are you will get an even better deal.

We have made the reservations procedure as quick and as simple as possible.

When you are ready, click on the "I accept" link in the offer emailed offer.

That will send us an email telling us you accept the offer.

What happens next ...

... depends on the time remaining to the start of your rental.

More than 90 days remaining:

• We will send an emailed invoice for the deposit
• You pay the invoice by credit card or check
• We email a detailed confirmation
• 90 days before the start of your reservation we will email an invoice for the balance
• You pay the balance due by credit card or check
• We send you a detailed confirmation of full payment
  

Or, less than 90 days remaining:

• We will send an emailed invoice for the entire amount rental
• You pay by credit card or check
• We send you a detailed confirmation of full payment

Either way, 10 - 14 days prior to your rental,

we email you with:

• Detailed driving instructions,
• A lockbox code to obtain your front door key, and
• A 24 hour emergency telephone number.

Remember! - you pay only a $250.00 deposit to reserve your villa ...

... unless there is less than 90 days before the start of your rental. In which case full payment will be required.
